Housing Solutions, Inc. is a full mortgage banker doing direct lending. Most loans will close within 7-8 days from time of inception. Pre-Approvals are done within 30 minutes.

Buyers - Sellers

We represent 3 very different companies:

(1) Mortgage Banking – Hamilton MTG., Housing Solutions, Inc., Realty Transfer
Company.

(2) Speculative purchases through probate acquisitions as well as pre-foreclosure
purchases (prior to foreclosure).

(3) Carl I. Brown Realty Company Associated with MLS for hard to sell properties.

(A) Mortgage Banking advantages:

(1) All loan approvals, 3 to 5 days.
(2) Credit repair when necessary.
(3) Closings – handled through our office.
(4) We disburse all proceeds – seller, sales commission, title costs and recording
fees.
(5) We service the buyers loan. This means we collect their house payment, pay
Real Estate taxes, pay casualty insurance premiums, handle collection
problems that may develop and foreclose when necessary.
(6) Rate reduce the owners loan as necessary when interest rates come down.

(B) Realty Transfer Company:

Is our company that actually buys the probate or pre-foreclosure houses we
acquire from time to time. Prior to the acquisition of the property, we always develop all of our appraisals through Pete Crimando. Pete has done all of our appraisals for almost 20 years. He is a certified FHA appraiser with a number one classification. He has never been called down or cited for any perversion of truth or any act of deceiving or misrepresenting the value of the property he is charged with appraising.

We also have 3 general contractors that provide bids for the work we want done to our houses. These people work for Realty Transfer Company. This company helps us with delinquent loans, when it may be necessary to purchase the property if it becomes delinquent and faces foreclosure.

(C) Carl I. Brown Realty Company:

Is a realtor and as such is a member of MLS. Some of our homes may be “hard sell” properties and may require MLS exposure for selling our homes.

Servicing our buyers loans:
Our previous company, Carl I Brown and Company held and serviced almost four billion of conforming loans including FHA. Hopefully we will do half as well in the next decade.
